Can I Build a DADU on the Eastside? Start With Your City
The answer depends on the parcel’s reviewing authority, its development standards and a workable site and utility plan. Choose the city or county guide below before using a size, setback or parking rule found in a general DADU article.
Sources checked November 5, 2026. Confirm the requirements for your parcel with its permitting authority.

A mailing city is an address, not proof of city jurisdiction. This is particularly important around Woodinville and the Snoqualmie Valley. Confirm the parcel record before deciding which row applies. The county guides below cover unincorporated land.
What makes a property eligible beyond the headline allowance?
- An allowed detached dwelling use for the actual parcel and existing development.
- A building envelope that fits the applicable zone and building configuration.
- An approved water and wastewater approach.
- Workable access and a coordinated site plan.
- The required response to environmental, flood or other mapped constraints.
These are separate checks. A large yard does not resolve the utility question, and an allowed floor area does not establish the footprint. Record which answers have evidence and which remain open before commissioning a full design.
How do the local questions differ?
Duvall’s permit path includes a recorded ADU notice. Woodinville research begins with city-versus-county jurisdiction. Redmond’s new detached units need sprinkler planning. Sammamish publishes different tables for freestanding and garage-related designs. Snoqualmie’s floodway distinction can be decisive.
The linked local guides explain these issues with the source for each rule. Use their checklists to prepare a property-specific conversation rather than collecting unrelated city limits into one assumed design.
Official guidance: Duvall Ordinance 1336, adopted June 5, 2025, Redmond residential building permits, Sammamish ADU requirements and dimensional tables, Snoqualmie ADU checklist, revised August 19, 2026.
What can you decide before paying for detailed plans?
Prepare a one-page brief with the parcel, intended household use, preferred location and available records. Identify which unanswered item could change the decision to build. Resolve the most consequential questions before refining finishes.
TimberworX offers a free initial consultation. Detailed feasibility research, design and budgeting are paid preconstruction services. The agreed next scope should produce the information needed to choose a workable design, not simply a more polished drawing of an untested idea.
