Duvall DADU Permits: What You Need to Know
Inside Duvall city limits, a DADU needs city approval and an ADU notice recorded with King County before the city approves construction permits. Start with the parcel jurisdiction, then coordinate the notice, site plan and building application.

Where do you apply for a Duvall DADU?
Use the City of Duvall’s OpenGov portal through its land-use applications page. That page also provides the ADU recording form. A Duvall postal address can fall outside the city, so check the parcel’s jurisdiction before opening a city application.
Keep the parcel number and the recorded legal description with the application. The project address identifies where you want to build; the legal description identifies the land covered by the recorded notice. Check that the same property appears in both records.

What is the recorded ADU notice?
DMC 14.48, amended by Ordinance 1336, requires a city-approved notice identifying the dwelling as accessory. Proof of recording must reach the city before construction-permit approval. Recording with the county is a separate task from submitting drawings to Duvall.
- Confirm the city’s current ADU form and notice requirements.
- Complete the owner information and property description.
- Follow the city’s instructions for recording and retain proof.
- Return the proof to the city and track the remaining permit reviews.
A complete drawing package does not replace the recording task. Assign responsibility for both so an otherwise-ready permit is not waiting on a property document.
Official guidance: Duvall Ordinance 1336, adopted June 5, 2025.
Which site questions belong in the first review?
Use the underlying zone and the ADU chapter together. The cottage location, floor area, height, parking, impervious area and utility routes should appear on one coordinated site concept. The separate fee guide below explains where the permit budget starts.
- Verify city limits, zoning and existing dwelling information.
- Show the cottage, principal home, property lines and proposed access.
- Identify the parking and service connections the proposal relies on.
- Check whether environmental or floodplain review affects the proposed location.
Bring a measured plan if available. If it is an early sketch, label approximate dimensions so they are not mistaken for survey information.
What should you take to a Duvall consultation?
Take the address, parcel number, available survey, prior plans and the intended number of bedrooms. Add the recorded-notice task to your questions before developing the full application. TimberworX is based in Duvall and offers a free initial consultation; detailed design and budgeting are paid preconstruction services.
The useful decision at this stage is whether the proposed home has a workable location and an identified approval path. Once those questions are clear, develop the design and application documents around the same agreed scope.
A few things to know
Can I skip county recording if Duvall reviews the permit?
No. Duvall’s ADU chapter includes a county-recorded notice as part of its approval process.
Does this apply to a Duvall address outside the city?
Use the parcel jurisdiction. An unincorporated property follows the county’s requirements.
