Fall City DADU Lot Size: Rural Town or Rural Area?
The county’s detached-ADU test uses a 3,200-square-foot lot threshold within a rural town. Outside a rural town, it uses the applicable zone’s minimum lot area. The code also requires no more than one principal dwelling for this detached-unit path.

Which lot-area test applies to the parcel?
| County designation | Lot-area test in the rural detached-ADU provision |
|---|---|
| Inside a designated rural town | At least 3,200 sq ft. |
| Rural area outside a rural town, or resource land | Applicable zone minimum lot area. |
This provision is one part of the full use and development review. A lot that satisfies the area test is not automatically clear of wastewater, access, critical-area or other restrictions. Confirm the legal parcel and the applicable designation before using a number.
Official guidance: King County Code Title 21A, including 21A.08.030 B.7.
Why can neighboring properties need different answers?
Postal names and development designations serve different purposes. A property described as “Fall City” may need a different code analysis from another property with the same mailing city. Establish the boundaries used by the permitting authority.
An early research record should identify the parcel, zone and designation together. If you are comparing two properties, prepare a separate record for each. Do not carry an eligibility answer from one site into the other merely because the addresses look similar.
Which additional questions affect the cottage location?
- Is the proposed use allowed under the full applicable code?
- What principal dwelling already exists on the legal lot?
- Can an approved wastewater system serve the proposed household use?
- Where can access and utility work be accommodated?
- Which mapped site constraints affect the proposed building area?
Answer these questions before refining finishes. They determine whether a cottage footprint represents a practical option and what investigation belongs in preconstruction.
What should you bring to a Fall City consultation?
Take the county parcel record, available survey, existing dwelling documents and utility or septic records. Add a sketch showing the desired location and the reasons for it. Label what is known and what needs verification.
The first TimberworX consultation is free. Detailed feasibility research, design and budgeting are paid preconstruction services. Use that stage to obtain the parcel-specific answers needed for a coordinated design.
