Kirkland DADU Permits: Registration, Plans and Review
Kirkland DADU planning includes the building application, ADU registration and site-specific review. The city offers both custom-plan and pre-approved-plan paths; choosing a registered design does not remove the property’s approval requirements.

Which design path are you considering?
| Path | What to establish early |
|---|---|
| Custom design | The site envelope, coordinated plans and applicable review package. |
| Registered pre-approved DADU design | The licensed design, registration ID and required site-specific documents. |
Kirkland’s ADU Toolkit links to the two routes and related permitting resources. Compare the design against the property before deciding which path has the most useful starting scope.

What does the current pre-approved-plan guide require?
The city’s detailed guide calls for ADU registration sent for county recording, with the recording fee paid before the certificate of occupancy. It also identifies a site plan, the pre-approved design registration ID, plumbing information and applicable survey or geotechnical documents.
Keep the ADU registration status beside the building application. The plan registration ID identifies an approved design; the property’s ADU registration is a different record. Name both clearly in the project checklist.

How do building and fire reviews affect a detached home?
Kirkland’s building and fire guidance describes the principal-home-plus-one-DADU scenario as two one-family dwellings with fire separation evaluated between them. Confirm the applicable permit scope for the proposed new building and any work to the existing home.
The current pre-approved-plan guide also addresses site-specific fire review and a separate fire permit where sprinklers are installed. Give the fire and water questions a responsible designer rather than leaving them as an unexplained allowance in the construction estimate.

What should you prepare before a permit discussion?
- The property records and proposed cottage location.
- The selected custom or pre-approved plan path.
- Water, sewer and access information.
- The registration and application documents relevant to the chosen route.
